As a property investor in Australia I agree with your assessment. People think that landlords are heartless tyrants raking in rents, nothing is further from the truth. To build up our property portfolio, my husband had to stay away from home sometimes for 2 years at a stretch! We have a party in Australia, the Greens, who are constantly berating landlords, its a fallacious argument when one considers that an age pension paid to a couple over 25 yrars far exceeds any incentives or deductions we get, in short if we are individuals not dependent on the taxpayer for the age pension, we cost them much less!!

And, there are times when you have that one or two tenants that you must evict. Which means, 1,2 or 3 or more months (depending where in the country you have your rentals) of lost rent that you'll most likely never get back. Oh, and you must also make the necessary repairs to bring that unit back to rentable again, especially if you had a destructive tenant. Most, if not all, landlords do end up getting that one or two horrible tenants. Injust spent 28k getting one unit rehab after an eviction.

That's not very smart. My loans are at very cheap interest rates. I make money by having those loans.
Sell the entire lot you own. Whatever profit you make, go buy only fully paid properties and your life will change as you will be wealthy.
I'm wealthy currently. Paying in cash limits how quickly an investor can scale.

No taxes on profits because real estate has some of the best tax deductions.

I kind of feel like the maintenance and property management fees could be reduced a bit if youre able to find jack of all trade type managers. Is the $20K vacancy inclusive of bad debt provision? Seems like a high figure.
I have multiple maintenance technicians. My vacancy is high because I own lots of property and pay lots of people. It's my way of mitigating risk.
Great idea well until the Government shuts the country down and stops evictions.
I didn't have a problem with tenants paying. I take good care of my people and they take care of me.

Why is anyone here saying this guy is part of the problem and part of why rent is so high? Do you know what he charges versus what the market will bear? Some people don’t wanna own they just don’t. If the market will be $3500 right now for rent and he’s charging that only because the market will be it and people will pay it. Why is he a bad guy? Market $3500 and he’s charging 2800. He’s not a bad guy he’s charging what is under Market….. not all landlords are bad people, but anybody who doesn’t have a lot of assets generating income looks at someone who decided to take a couple of risks and acquire rental properties as some evil person without any foundation for it just the ignorant collective argument that landlords are all scum without any proof that all of them are don’t get me wrong some horrible nasty people that will charge as much as they possibly had not fix anything and to raise the rent until they can’t barely decrease when they have too My grandparents started a rental property company made a very good living on it and I know for a fact, they treated their renters with incredible respect and the rents were all very, very fairly priced. They didn’t price anyone they didn’t overcharge when things needed to be fixed, they were there to fix it immediately there was three day waiting some of these complexes. Have they fix stuff they had someone on call all the time and when fixes were needed, they did it. but when any of you sit here and make the claim that landlords are part of the rental problem where is your evidence on that because not all of them are some of them are but don’t just lump all of them into it without having real cost analysis of who is horrible and who is good in terms of landlord ratings !

If you want to be risk averse (which I would recommend to most people), take on business debt and avoid personal debt if possible. Don't put your family in danger.
